6.1
WHAT IS A DEVELOPMENT PERMIT?
INTRODUCTION

A development permit is a tool used by
municipalities to guide development in a
speci昀椀c area and ensure it aligns with the
overall vision and objectives of the community.
Development permits are authorized under
the Local Government Act of British Columbia
and are typically required in addition to other
approvals such as zoning and subdivision.
In this Of昀椀cial Community Plan, there are two
types of DPAs:
Development Permit Areas (DPA)s are
accompanied by speci昀椀c guidelines that outline
the objectives and criteria for development
within the designated area. These guidelines
can cover a wide range of aspects, from
building setbacks and heights to landscaping
requirements and environmental protection
measures. When evaluating development
permit applications, municipalities consider
compliance with these guidelines to ensure
1. Environmental & Hazard DPAs; and
2. Form & Character DPAs.
OBJECTIVES
Both DPAs have different objectives.
Environmental & Hazard DPAs are intended to:
Objective 91: Protect the natural environment,
its ecosystems, and biological
diversity. This could involve
protecting watercourses,
riparian areas, wetlands,
and natural ecosystems
from negative impacts
of development;
